Commission Calculator

These terms apply to all commission shown by this calculator: upfront, renewal and trail. Referrer means the person who refers the new management to Metropole Property Management Sydney, whether an employee or an outside referrer.

1. Who can be paid. Commission is only payable to a referrer who is an employee of Metropole Property Management Sydney, or an outside referrer who holds a current NSW real estate licence on the payment date. No commission is payable to an outside referrer who is not licensed.
2. Family members. No commission is payable on a property where any owner is a family member of the referrer. Family member means the referrer's spouse or partner, parent, child, brother or sister, grandparent or grandchild, including step and in-law relationships.
3. Self-owned property. No commission is payable on a property owned wholly or partly by the referrer, including through a company, trust or other entity the referrer controls or benefits from.
4. When commission is paid. Upfront commission is paid in the second month of the management. Renewal commission is paid in the second month after the management renews. Trail commission is paid once a year: to an employee while they remain employed by Metropole Property Management Sydney, and to an outside referrer while the management remains with Metropole Property Management Sydney. Commission is only paid if the management is still with Metropole Property Management Sydney on the payment date.
5. When commission is earned. Commission is not earned, and no entitlement to it arises, until its payment date.
6. Employees: notice and termination. Where the referrer is an employee, no commission is payable if, on its payment date, the employee is serving a period of notice (given by either the employee or Metropole Property Management Sydney) or their employment with Metropole Property Management Sydney has ended for any reason. Any commission that would otherwise have become payable on or after that date is forfeited.
7. Estimates only. Figures shown by this calculator are estimates. The commission payable is confirmed by Metropole Property Management Sydney at the signing of the new management agreement and payable on the payment date. Where a referrer is an employee, these terms are read together with the employee's employment contract.
